What repairs are eligible with the 203k loan program?
The type of repair, replacement, or home improvement will depend on whether the loan is either a 203k (full) loan or a 203k limited (streamline) loanThe following list of eligible repairs is available with the 203k (full) and 203k streamline program. The list is not all inclusive; however, the list should give you an understanding of how extensive the FHA 203k programs are:
- Repair/Replacement of roofs, gutters and downspouts
- Repair/Replacement/upgrade of existing HVAC systems
- Repair/Replacement/upgrade of plumbing and electrical systems
- Repair/Replacement of flooring
- Minor remodeling, such as kitchens, which does not involve structural repairs
- Painting, both exterior and interior
- Weatherization, including storm windows and doors, insulation, weather stripping, etc.
- Purchase and installation of appliances, including free-standing ranges, refrigerators, washers/dryers, dishwashers and microwave ovens
- Accessibility improvements for persons with disabilities
- Lead-based paint stabilization or abatement of lead-based paint hazards
- Repair/replace/add exterior decks, patios, porches
- Basement finishing and remodeling, which does not involve structural repairs
- Basement waterproofing
- Window and door replacements and exterior wall re-siding
- Septic system and/or well repair or replacement
- Repair or replacement of structural damage
- Additions and enhancements to the dwelling are allowed
- Structural modifications or improvements
- Masonry repair
- Additional bathrooms can be installed
- Skylights
- Basements and attics may be refinished
- Termite or other insect infestation damage and treatment
- The 203k program permits conversion from a one family home to a multi family home (i.e. two to four unit) and vise versa
- Modifications for aesthetic attractiveness and elimination of obsolescence; including , adding a second story addition to the house, new exterior siding, covered or enclosed porch, attached and detached carport, hand railings,
- Installation of a public water and/or sewer system connection
- New plumbing fixtures and installation; including interior whirlpool bathtubs
- Well and/or septic system Installation
- Landscape work and site improvements are eligible, along with patios, decks, and terraces that will enhance the value of the home equal to the dollar amount spent on the improvements or required to preserve the property from erosion
- Improvement or replacement of existing walkways and driveways are acceptable, provided, that the upgrades improves the safety of the property
- Adding a detached garage or another dwelling is permitted, provided that the new addition is affixed to the existing dwelling
- Remodeling kitchens and baths for wheelchair access, lowering kitchen cabinets, installing wider doors, and exterior ramps for Improved accessibility to a disabled person is allowed
- The 203k program permits moving an existing house onto another site
